Steve WANTED me to come towards the end of the inspection because he didn't want to waste MY time as inspections take @ least a few hours..Steve was at the house from 11:30-3 pm..he was SO THOROUGH!!!

The inspection was great with a lot of details. The only thing I would have liked to see in the pictures was something to show scale. On our inspection specifically there were rusty holes in an exhaust pipe. To be able to budget potential repairs I need to know if it is likely a three inch section of pipe, or a three foot section of pipe that will need to be fixed. I am not asking for opinions on repairs, just something showing the scale of the issue. Or two images, one showing the close up issue, the other showing more "space" to be able to put the area needing repaired into context.

Had some Price Shock had this done 3 years ago on a same size house for half the price Thought you should have opened and tested the pits for sump pumps to see if operating correctly. needed to state the amount of rot under the deck I went under and there was a lot. other than that I was pleased

The report was well written and VERY thorough! There was only 1 minor thing of a jet cap missing from the bathtub, that he missed. However, since we were invited to attend the inspection, I was able to question him about the tub. He went over ALL of our concerns! He even went over the report with the seller (as requested by the seller) and he remained respectful when seller became defensive about structural issues.

Steve's inspection saved me from making a bad investment and a huge mistake. I was buying a home from a relocation company who had their own "detailed" inspection report. I believe the Sellers hope was for the buyer to use their inspection report and not invest in their own (speculation). However, Steve's inspection caught a lot of things like and entire room without electricy, the other inspection did not highlight. I hate to part with $600, but it was well worth the money. Buyers need to have thier own inspections done no matter what.
