As a real estate broker of 36 years, I have seen the beginning of these inspections, and the development of more sophisticated styles of inspections. In my opinion, the booklets are nice, but it is the integrity and knowledge of the inspector that matters. Mr. Donohue impressed me at the first inspection. I have since attended dozens of successful inspections by him. Let me explain, I don't mean that he sugar-coats all cases and conditions. But rather, I believe there have been 4-6 cases where he and I both felt very concerned about the condition, repairs, the "flip renovations" etc and I used these detailed inspections to release the buyer from the obligation of purchase. No other inspector in this SW Florida market is like Mr. Donohue. His integrity shines through. He explains repairs until the buyer understands them, he make detail research remarks in his reports, and he speaks with buyer and seller with respect. This is the first name I suggest to buyers. I provide them with the names of one other, and suggest that they interview a third prior to scheduling. I always hear back that they chose Mr. Donohue. I have begun suggesting to my sellers that we have the property inspected, PRIOR to placing it on the market, and recommend Mr. Donohue. He is thorough, and willing to return after repairs have been identified and completed, and creates a final report, that does not mask any repairs, but rather brings them up, details the re-inspection process, comments, etc., AND is willing to meet with the prospective buyer for a reasonable fee (too reasonable) to go over the entire report. I wish there were more people in business like Sundial Home Inspections, and especially like Mr. Donohue.
